According to Steven Thomas, Chief Economist at Report on Housing "The Orange County Housing Report" A key factor in selling a home quickly and for top dollar is to avoid price reductions.  In today market, Ultimately, when a home initially comes on the market , the price will determine your success.  Determining fair market value is one of the first steps, in some cases you may even get offers over list price.  33% of all the homes in Orange County have been sitting on the market for over two months. Despite it being a hot sellers market.  Steven Thomas also said that 76% of all closed sales in August did not reduce the asking price at all.
